1. About these terms
These Terms & Conditions govern all services provided by Aikya Advisory FZE LLC ("Aikya Advisory", "we", "us") to its clients ("you", "the client"). They apply to every quotation, engagement and invoice issued by us. By accepting a quotation, making a payment, or instructing us to begin work, you agree to these terms. Where a signed quotation states something different from these terms, the signed quotation prevails for that engagement.
2. What we do — and what we do not do
Aikya Advisory FZE LLC is a UAE-licensed consultancy. Our licensed activities are Real Estate Mortgage Consultancy, Corporate Services Provider, and Documents Clearing Services.
We provide advisory, coordination and documents clearing services only. Our work consists of assessing eligibility, advising on documentation requirements, preparing and checking documents, submitting files on your behalf, and managing your case through to completion.
We are not a government body, bank, lender, mortgage broker, financial institution, or licensed valuer, and we do not hold ourselves out as any of these.
All applications are executed by the relevant government authorities, banks, licensed brokers, government-authorised service providers and licensed specialists. Specifically:
Golden Visa and residency applications are submitted through government-authorised channels. All approval decisions rest solely with the relevant UAE authorities.
Document attestation is carried out by the relevant government departments, embassies and authorised attestation centres. Issuance rests with the attesting authority.
Property valuations are carried out exclusively by RERA-certified valuers. We coordinate the instruction and submit the documentation; we do not perform valuations.
Mortgage files are submitted to licensed UAE mortgage brokers and banks. All assessment, underwriting, approval decisions, interest rates and loan terms rest solely with the bank or licensed broker.
We hold no right or ability to approve or reject any application. We make no representation, promise or guarantee that any application will be approved.
3. Fees and quotations
All fees are quoted in UAE Dirhams (AED). Aikya Advisory FZE LLC is not registered for VAT and does not charge VAT on its fees. Every engagement begins with a written quotation stating the full fee before any payment is taken. Quotations are valid for 7 days from the date of issue.
We quote a single, all-inclusive package fee for each engagement. That fee covers our own advisory and coordination work together with the government, authority and third-party costs we incur in delivering the service, including attestation, typing centre, translation, medical testing and similar charges. We meet those costs out of the package fee. They are not billed to you separately or in addition, and the quoted figure is the amount you pay.
We are paid a fixed fee. We do not charge a commission on loan value, a percentage of any amount borrowed, or a success fee contingent on approval.
Any charges applied by your own bank or payment provider on a payment you make to us are yours to bear.
4. Payment
Work commences upon receipt and verification of the agreed advance payment. We are not obliged to begin, continue or complete work while any agreed payment remains outstanding.
Payments may be made by bank transfer or card. All payments are made to Aikya Advisory FZE LLC's own corporate account in the company's own name. We do not hold, transmit or manage client funds beyond our own service fee.
5. Refunds and cancellation
Our fees are agreed in writing before any work begins, and the full package fee is quoted up front, so you know the exact amount payable before any payment is taken.
Our fee is refundable in proportion to work not yet performed and costs not yet incurred at the point you cancel.
Where we have already paid government, authority or third-party fees in connection with your engagement, those amounts are not recoverable by us once paid and cannot be refunded to you.
A rejected or delayed application is not grounds for a refund of our fee, as our fee is for the work performed and is not contingent on the outcome. Where an application is unsuccessful for a reason within our control, we will prepare and re-submit it at no additional cost to you.
If an authority later refunds any part of a fee we have paid in connection with your engagement, we will pass that refund on to you, less a fixed administration charge of AED 500 for handling the recovery. This charge will never exceed the amount refunded, so you will never owe us money in respect of a refund.

6. Timelines
Any timeline we indicate is an estimate based on typical processing times and is not a commitment. Processing times are determined by the relevant authority, bank, embassy or licensed provider and are outside our control. Delays by those parties are not a breach of these terms and do not give rise to a refund.
7. Your responsibilities
You agree to provide complete, accurate and genuine documents and information; to respond to requests for further information within a reasonable time; to inform us promptly of any change in your circumstances relevant to an application; and to comply with all applicable UAE laws and the requirements of the relevant authority.
We rely on the accuracy of what you give us. We are not responsible for a rejection, delay, penalty or loss arising from information or documents that are incomplete, inaccurate, expired, altered or fraudulent. Submission of a forged or falsified document is a serious offence in the United Arab Emirates, and we will cease work and report as required by law if we become aware of one.
8. Third parties
Where we engage a government-authorised provider, licensed broker, RERA-certified valuer, attestation centre, bank or other third party on your behalf, we do so as a coordinator. Those parties act under their own terms and their own licences. We are not liable for their acts, omissions, decisions, fees or delays.
9. Limitation of liability
To the fullest extent permitted by UAE law, our total liability arising from or connected to any engagement is limited to the fees you have actually paid to us for that engagement.
We are not liable for indirect or consequential loss, including loss of profit, loss of opportunity, or losses arising from a rejected application, a delayed approval, or a decision made by any authority, bank or licensed provider. Nothing in these terms limits liability that cannot lawfully be limited.
10. Confidentiality and personal data
We treat all client documents and information as confidential. We share them only with the authorities, banks, licensed brokers, valuers and authorised providers necessary to deliver the service you have engaged us for, or where disclosure is required by law. We retain records for the period required by UAE law, including tax and corporate record-keeping obligations. 11. How we work with clients
We do not use cold outreach, high-pressure sales tactics, or outcome-based claims. Our clients come to us by referral and through this website. We will tell you plainly if we believe an application is unlikely to succeed.
12. Governing law and jurisdiction
These terms are governed by the laws of the United Arab Emirates. Any dispute arising from them is subject to the jurisdiction of the competent courts of the United Arab Emirates.
13. Changes to these terms
We may update these terms from time to time. The version in force is the version published on this page on the date your quotation is issued.
